Megan Finch Stevens focuses her practice on commercial real estate and corporate law. With approximately 15 years of experience, Megan advises buyers, sellers, and developers on their commercial real estate needs. Megan is experienced in drafting contracts, master deeds, and easements as well as handling negotiations, reviewing title and due diligence, and preparing leases. She also assists corporate clients with entity formation, structuring, and creation of corporate governance documents.

Megan has served as a leader within the South Carolina Bar, helping to set policy as a member of its House of Delegates. She currently serves as the vice chair of the Mount Pleasant Board of Zoning Appeals.

She earned her law degree from Charleston School of Law. She earned a bachelor's degree from the University of South Carolina and a master's degree from College of Charleston.

Megan grew up on the Isle of Palms, attended Ashley Hall, and is proud to be a lifelong resident of the Lowcountry. Outside of work, she enjoys traveling and spending time with her family and friends on the water.

  • Represented seller in $6.8 million disposition of manufacturing/storage center in York County, South Carolina.
  • Represented seller in $5.1 million disposition of fuel station/travel center in Colleton County, South Carolina.
  • Represented seller in $5.9 million disposition of commercial industrial property in Dorchester County, South Carolina.
  • Represented buyer in $3.8 million acquisition of commercial industrial property in Dorchester County, South Carolina.
  • Represented buyer/developer in the land acquisition and development of a 6-acre mixed-use development and drafting of the master deed to establish a horizontal property regime in Charleston County, South Carolina. 
  • Represented buyer/developer in the land acquisition and development of a 17-acre mixed-use development in Charleston County, South Carolina.
  • Represented buyer/developer in the land acquisition and development of an 826-unit self-storage facility in Charleston County, South Carolina.
  • Represented buyer/developer in the land acquisition and development of a 19-acre commercial development and drafting of the master deed to establish a horizontal property regime in Charleston County, South Carolina.
  • Represented buyer/developer in the purchase of an existing horizontal property regime residential development and development of additional phases pursuant to the master deed, in Charleston County, South Carolina.

Land Use Services

  • Assisted developers, landowners and builders with local land use and zoning issues, including rezoning, obtaining variances, and approval of special exceptions in the tri-county area of South Carolina.
  • Represented developer in rezoning and annexation of a 165-acre retirement community in York County, South Carolina.
  • Represented developer in rezoning and development of a 515-acre planned unit development in Berkeley County, South Carolina.
  • Represented developer in obtaining a historical zoning certificate for residential development in Charleston County, South Carolina.
  • Represent owner in rezoning multiple parcels to allow for industrial and manufacturing use for the development of a manufacturing facility in Aiken County, South Carolina.

Leasing

  • Represented landlord in negotiation of 15 build-to-suit retail leases in Charleston County, South Carolina. 
  • Represented landlord in negotiation of multiple leases with fuel station tenant in numerous counties in South Carolina.
  • Represented landlord in negotiation of multiple build-to-suit leases for a 58,136 square foot commercial complex in Charleston County South Carolina.
  • Represented landlord in negotiation of ground lease for fuel station tenant in Charleston County, South Carolina. 

Financing

  • Represented borrower in $8.7 million permanent loan financing for self-storage facility in Charleston County, South Carolina.
  • Represented borrower in $8.6 million permanent loan financing for commercial/retail development in Charleston County, South Carolina.

  • Represented owners and developers in drafting and negotiating private easement agreements, declarations, protective covenants, and master deeds.
  • Represented owners and developers in negotiating homeowner association and property association management agreements.
