Del Eatman represents banks and other financial services companies in all aspects of real estate lending and commercial finance. In particular, clients turn to Del for creative and complex financing techniques. He has represented lenders and developers on major real estate projects that include industrial and storage facilities, residential subdivisions, golf courses, hotels, and shopping centers. He heads Parker Poe’s Banking & Capital Markets Practice Group.

Del also serves clients in the real estate industry, helping them with development, construction, and other commercial transactions. He has also advised universities and a senior living company on construction and development projects. 

Representative Experience

  • Represented financial institutions in commercial real estate financings, including construction and term loan credit facilities, throughout the Southeastern U.S.
    • Represented a bank in connection with a construction loan to a national real estate developer (with institutional investors) in the amount of $45 million for a multifamily apartment project in Tampa, Florida.
    • Represented a bank in connection with a construction loan to a national real estate developer in the amount of $43 million in connection for a multifamily apartment project near Nashville, Tennessee.
    • Represented a bank in connection with a construction loan to a regional developer in the amount of $13 million in connection with the development of a regional shopping center in Cabarrus County, North Carolina.
    • Represented a bank in connection with a term loan credit facility in the amount of $21 million for a hotel in Cincinnati, Ohio.
    • Represented a bank in connection with a construction loan in the amount of $17 million for a regional shopping center in Richmond, Virginia.
    • Represented the lead bank in connection with a syndicated construction loan in the amount of $20 million for a multifamily apartment project in Atlanta, Georgia. 
    • Represented a bank in connection with a construction loan to a national real estate developer in the amount of $42 million in connection for a multifamily apartment project in Savannah, Georgia.
    • Represented a bank in connection with a construction loan in the amount of $17 million to a hospital authority for the conversion of retail facility to a medical complex located in North Carolina.
    • Represented a bank in connection with various construction and term loans to a self-storage company in the amounts of $5 million to $10 million for self-storage projects in North Carolina, South Carolina, Florida, and Texas.
  • Advised banks in derivative transactions, including swaps, collars, floors, and ceilings.
  • Counseled clients on real estate related matters such as development, construction, leasing, and other real estate transactions.
    • Represented a global insurance company on negotiation and documentation of tenant leases for office space across the U.S.
    • Represented a major financial institution on negotiation and documentation of leases for branch facilities in North Carolina and South Carolina. 
    • Represented a major financial institution on the negotiation and documentation of leases for branch facilities in the Southeast. 
    • Represented a Canadian company in establishing a U.S. subsidiary, including negotiation of three regional office leases and a corporate headquarters in Atlanta, Georgia.
    • Represented major commercial real estate developers in connection with shopping centers, hotel developments, and self-storage facilities.
    • Advised a client in developing and building new motor vehicle dealership facilities in the Carolinas and negotiating a construction loan for the project.
    • Counseled a private university in North Carolina in connection with construction and development projects for its main campus and satellite campus facilities.
    • Represented a senior living company in connection with major construction development projects and campus expansion.
