Tom Quirk represents developers in the acquisition, sale, leasing, and financing of commercial and residential real estate projects. In addition, he handles leasing for commercial landlords and tenants.

Representative Experience

Development

  • Helped develop and finance a 290-unit mid-rise apartment project with 10,000 square feet of retail space.
  • Assisted in development of a 130-acre mixed-use project with office, retail and residential uses, where the retail uses are anchored by a national big-box retailer.
  • Helped develop a 12-acre, 112,000-square-foot office and retail project with multiple office condominiums, including the lease of a first floor unit to a national drug store chain.
  • Advised on the acquisition, development, financing and leasing of shopping centers.
  • Represented clients in the acquisition and sale of thousands of acres of property, including assemblage of land for entitlement, horizontal development, and sale.
  • Counseled on the acquisition, development, financing and sale of new and existing apartment projects throughout the Southeast and mid-Atlantic.
  • Represented clients on the creation of restrictive covenant and architectural control regimes for residential, commercial and mixed-use developments.
  • Advised clients on the creation of commercial and residential condominiums.
  • Counseled clients on Interstate Land Sales Act compliance.

Leasing

  • Prepared and negotiated leases on behalf of landlords and tenants for office, industrial and retail properties, including, as tenant’s counsel, leases for supermarkets in new and existing shopping centers.
  • Served as landlord's counsel on a stadium to a minor league baseball team franchise.
  • Served as tenant's counsel on a lease of 110,000-square-foot property for a university dormitory and parking rights in adjacent parking deck.

Telecommunications Services

  • Negotiated telecommunications services contracts (cable, satellite, internet, and telephone) with revenue sharing arrangements for apartment and condominium project owners.

Tax-Deferred Exchanges

  • Represented purchasers and sellers in more than $300 million in tax-deferred exchange transactions.
