Christian Torgrimson was quoted in the Appraisal Institute’s magazine on how infrastructure projects can create a "project cloud" of uncertainty for commercial property owners.
Christian provided insights into the trend along with Erin Bowen and Andrew Lines from CohnReznick's Valuation Advisory Services practice. When a public project is announced, it may be years before property is actually taken by the government. Additionally, in design-build projects, the government may begin acquiring properties before all the details have been fleshed out.
"It leaves property owners guessing, and without knowing all that information, it’s hard to assess what the just compensation would be," Christian said. "The cart is going way before the horse."
The article discussed the important role that appraisers play in the eminent domain process. But as Christian noted, "there aren’t enough of them that do this very specialized work."
The article explained how "that shortage spells opportunity for appraisers looking to expand their portfolios."
